Method of sale
Selling by Auction
An auction is a private sale held at a specific place, time and date following a marketing campaign over a period of four weeks. We have in house auctioneers free of charge. A licensed real estate agent will conduct the auction which is governed by strict rules and regulations. We are also governed by the Real Estate Institute of Victoria
Selling by Private Treaty
This is when the home owner, sets the price you want to put on the property for sale. Real estate agent will then negotiate with each and every party, trying to find a willing buyer who will meet your desired price.
Sale by Expressions of Interest (EOI)
Sale by Expressions of Interest (EOI) is when you invite buyers to submit an offer to purchase your property by a specified time and date. Each potential purchaser puts forward their best and final offer, this must be in writing.
First impressions are crucial – if buyers don’t like the outside, most likely they won’t look inside. keep the garden neat and tidy and plant some colorful plants, tidy and de-clutter your garage/carport/workshop, repair fencing where necessary and patch and paint eaves and gutters.
Set the scene
You may want to hire furniture to create the look you desire. This is a great way to transform your home and give it extra appeal and wow factor.
Light makes rooms look more spacious, open all window furnishings and replace dead light globes and consider using some high output globes.
Nothing smells better – on warm days, open windows and blinds and ensure there are no pet odours. Make sure your pets are out of the way on open house days and private inspections.
Bathrooms and kitchens are always a focus so ensure that they are sparkling.
Clean grout or sealant where required and remove laundry where applicable.
Paint is your best investment as it makes the whole house smell clean and look neat.
A general clean up (sticky tape, tacks, washing walls etc) and minor repairs may suffice.
